Our client, a dynamic and rapidly expanding independent estate agent, is seeking a dedicated Property Manager to join their supportive and ambitious team. The ideal candidate will bring a proactive and dynamic approach to the role, coupled with impeccable standards and attention to detail. With a minimum of 2-3 years’ experience in property management, you will possess the expertise and confidence to manage a diverse portfolio of properties, ensuring they are maintained to the highest standards. Your responsibilities will include liaising with landlords and tenants, coordinating maintenance and repairs, and ensuring compliance with all relevant legislation.Duties you will be required to undertake:
• Property Manager as required for our clients
• Property on-boarding; to include all elements, ID requests, Land Registry, Letters to Vendors & Landlords
• Tenancy Progression from point of referencing, tenant & landlord confirmations, preparing tenancy agreements and statutory notices
• AML & Right to Rent Checks
• Liaising with landlords, tenants, tradesmen, service providers and professional advisors
• Arranging and monitoring works and repairs
• Carrying out property inspections and reporting to landlords
• Compiling rental and contractor payments on a weekly basis
• Liaising with directors on payments due/reconciled
• Chasing outstanding payments as required.
• Negotiating terms of tenancy renewals; alongside directors
• Mediating between landlords and tenants on any issues or disputes
• Handling tenancy deposit returns
